Statements issue themselves
NewMonthly statements are now issued automatically the day the month closes, for every unit with a lease. You can still issue one early from the unit record, and a statement issued by hand is marked as such on the tenant's copy.
- Each statement carries the unit reference, the period and the balance carried forward.
- Tenants get an email with a link, not an attachment.

Second reminders, in your words
ImprovedReminders now have a second message for rent that is still outstanding a week after rent day. Both messages are yours to write; the defaults are firm and polite.
A reminder is never sent to a unit whose payment has been matched, even a partial one — those wait for you in the review list instead.

Deposit deductions with evidence
NewPropose a deduction from the deposit record and Haven drafts the letter, attaches the move-in and move-out reports, and files the invoice for the work. The tenant's response is recorded against the same record.

Year-end sheet, per property
NewEvery property now carries its income and deductible expenses through the year. The year-end page shows each one on its own line with the totals your accountant needs, and exports as a spreadsheet.
- Repairs filed through work orders are already categorised.
- Mortgage interest is entered once per property and pro-rated.

Contractor invoices file against the unit
ImprovedWhen a contractor closes a work order and attaches their invoice, it is filed against the unit and appears on the next statement as one dated line. Nothing to forward, nothing to retype.

Bank matching handles references that drift
FixedA tenant who pays with a slightly different reference each month — a missing flat number, a typo — is now matched by amount and history, and the match is shown for you to confirm the first time.
